  • Personal FICO score of 660+ for the sponsor / guarantor.
  • Debt Service Coverage Ratio (DSCR) of 1.20x or greater on the subject property.
  • Down payment / equity of 20–35% depending on asset class.
  • Documented reserves — typically 6–12 months of debt service.
  • Property appraisal and clear title.
  • For owner-occupied deals: 2 years of business tax returns.
